That completely depends on the market your’re in and the circumstances of the seller. There’s often no need to sweeten the deal in a hot market.

We expected all of these costs and were aware of them. What we weren’t prepared for was all the shit you need when you buy your first house. We spent thousands of dollars just on the bare essentials, like a lawn mower, tools, etc.

I was going to say “The IT Director had an issue?” then I realized, the odds are good that the director was never an IT guy, which would explain why they were able to rise up. If I told that exact statement to a senior IT guy, or pretty much anyone who had been one, it would have been understood without issue.
