You don’t lose weight eating a lot of subways - it is just that if that is all you have, you won’t want to eat a lot.
The big factor is the mortgage interest rate vs inflation. If you borrow a big chunk and then your income goes up largely from inflation it is easier to pay off while rent will be going up too. You can’t match that against the stock market unless you could borrow the same amount to invest initially.
