It's not from a film, but the intro movie from Left 4 Dead is probably one of the most impressive I've seen. It's set up as a full on action sequence, but at the same time It's a tutorial for every major mechanic in the game; all the special zombies and what they do, car alarms, how pipe bombs work and so on.
