Thank you - I got a few informative responses about the capabilities of the builder there; unfortunately my recommendation wasn't enough to remove the gray, but they added substantially to the discussion.

Another commenter responded to me with some insight about the capabilities of this specific builder — suggesting that they went where the expertise is. That made sense. My lone recommendation isn't enough to ungray it, apparently, but this is a smarter conversation with that person's voice in it.
