74 acres plus the track, facilities, all equipment, and the business. Land prices around here are already 25-35K an acre (I’ve seen higher still). 7.4M is still probably too much, but it’s not terrible for everything you get.

$200,000 doesn’t buy you even close to 74 acres of land around here, I’ve been acreage shopping lately and most land only prices in the area are anywhere from $25k - $35k per acre. This does sit in a flood plain though so it’s damn near worthless if you’re looking to build something on it.
