Yup. We just had our roof recoated, but guy said to replace it would be about $50k. Any good inspector would point that out, and that number comes right off the top of anything anybody but a fool would offer to pay for your house.

Yeah, this is one of the things we look for in the disclosures-- most of the houses being sold around our area are 50+ years old, in varying states of livability. Roofs are one of those unglamorous things that need to be in good repair, or else you’re in for a costly fix that you don’t get to admire much.

Where I live, hail is a thing. Everybody knows somebody whose roof’s gotten wrecked by icy death crumbs, and everyone knows 20XX was a bad year where all the houses in the area took huge damage. Or you can find someone who does.

It doesn’t sound like your friend really did his part to get the best use out of his agent. If your home is small and your agent is busy, they’ll still answer questions and give you input, but you’re going to have be proactive to get it.

The new roof thing can be a huge selling point if you are trying to sell a house that is...say, 30 years old. A new roof can run $15K + so knowing you have 20-30 years before you even need to worry about it is key.

My last few workouts have been like this. My levels of strength and energy go up and down, no matter how well I eat, hydrate and sleep. I just remind myself that it’s not going to be forever, and hope that the next one will be better.

While I agree with all of the reasons for having bad workouts already stated (anybody say sleep? sleep is key), there is also another thing to remember: bad workouts happen for no reason at all. Sometimes you’re just tired, your body just needs to rest.
