I have had a number of bad tenants (and the number that don’t pay rent and destroy the place then get miffed when they don’t get their damage deposit back is mind boggling).

Yup, without a doubt someone snatched this up instantly for asking price and if they decide to sell it in another 3-4 years with another 30K on it they can get the same price if they don’t abuse it.
