Because that 2-3 years is the tipping point for me. I would devote the time and attention to a relationship, IF I wasn't already certain that in 2-3 years I would either have to a) give up an opportunity elsewhere to stay here, or b) have the person I'm in the relationship with relocate with me, possibly without a job…
There is "don't want to commit because you are some douchebro just looking for NSA sex," and "don't want a relationship because it wouldn't work out anyway, given the realities of your career." Totally different. And I find it hard to begrudge someone the second one.

I think the data skews toward an older demographic: I'd like to see what happens when we look at data from just 20 something guys and 20 something gals. And early 30s.

This. One of my aunts (at 50!) is doing this now. It is hella annoying. Especially when she tries to give me advice on "how to attract females" (yes, she actually says that). Apparently she thinks I'm that shallow. Or the way she spins it: "you can get attractive females, if you try."

The New York that is on display in "Friends" really died sometime in the late 1980s, after the first wave of gentrification. And Manhattan never really became a lower-income area anyway, it just lost enough value that middle class and "mildly rich" whites could stand it.
