This country is borked. How does in-state tuition/board come out to 60K at a “public” university? I graduated from a private lib arts college in Texas 6 years ago and it was 40K a year, and I consider myself lucky to only have 70K in loans that’ll I’ll be paying till I die. Ugh.

This is all very true, but I will say for potential homebuyers...if you’re outside a major metro area use the US Dept. of Agriculture guaranteed home loan program. No money down, low fixed rates because the federal govt. wants to redevelop “rural” areas. The entirety of my small city (25K pop) qualifies for instance.
