At certain times of the year it seems like NBC always airs golf on Sunday afternoons. I find the subdued style of the announcers and the gentle applause of the crowd perfect for taking a dad nap. At night we do not fall asleep to the TV, my wife and I have never had a TV in our bedroom.

Why would you pay that much in PMI? When I first bought my house in 2009 I had PMI. As soon as the value of the house exceeded the mortgage (not long in my case) I had the PMI removed.
