The problem is that if rent is that high in that area, home prices in that area will be similarly astronomical. Who would sell a two bedroom house for a reasonable sum if they could rent it out for $2,600/month?  Only someone who was selling it for like $750K or something crazy.

I live in a state that - having read the statutes - requires consent of all parties to record a call EXCEPT in certain important cases including 1. when you’re dealing with law officers doing their job and 2. when you’re the victim of a felony endangering your life.

11 states are “two-party” or “all-party” consent states. It would arguably be easier to have the feature be location-based (just like all of the cable/streaming services do for blacking out local sports events) than to try and button up every hole that an app developer finds.
