This is almost my exact problem. I have two Pokestops about a 20-30 minute walk away in complete opposite directions that wipe away all other Pokemon ‘sightings’ in my actual neighborhood. A Snorlax (!) popped up when I was walking my dog the other day. Had no idea it was there until I walked up to it completely…

Same. There are two stops within viewing distance of my home. They’re each about a 15-20 minute walk away. So a specific Mon being near that stop doesn’t help much. Any in the neighborhood are not on the sightings anymore, so it’s all blind luck.
