If you’re playing the real estate game measured in years, you can get burned.  If you are playing the game measured in decades, you’re pretty darn safe.  

The real estate agent makes 3% of the sale price. The real estate agent puts $0 into improvements. Of course the agent wants you to spend money to increase the selling price . . . Your incentives and agent’s incentives are not align.  Always be aware of this.  

Someone said to me once, “The best time to buy a house is when you need to buy a house.”  I’ve found that to be sound advice.
