Its my understanding that more areas can be brought in with local municipalities weighing in. That FEMA is tired of local municipalities washing their hands of any responsibility

its fascinating and scary how people just view it as a coastal problem. you magically think its just going to stay there and not spread? 

I had the exact same coversation, till i said “you know most were up 1900-20s.” “oh they’re not from 1860?” 

In addition to what others said you have vegetation that grows up, rots becomes dirt, repeat. Think how bad gutters can get in one year, multiply that by a thousand. 

after test driving a bunch of cars, i went to 3 different dealers. only 1 had a salesman that knew what he was selling because he drove one. the other 2 were trying to sell me almost anything else on the lot. 

because they dont know how to sell it. They spend all day talking about crewcabs, or awd for the winter, and don’t know anything about what they’re selling.
