Just want to add, and of course this varies by neighborhood, but: People are much more invested in keeping a community nice when everyone owns. Because they are literally invested in the community. Someone with a 30-year mortgage is generally going to be a better neighbor than someone with a lease than lasts a year.

Lol, I live on the outskirts of the burbs - the houses here all have 5-10acres so lots of rural landscape and habitat. The new neighbors who moved in across from us were like, “Gosh, I just don’t know what all that howling could be coming from. Do you think it’s dangerous??”
