It's almost guaranteed that they will. Once you make it to a certain number of episodes so that only one more season will give you enough for syndication, shows almost always get renewed. Which is why it's rare for sitcoms to get cancelled after a third season - except for Happy Endings =(

That's a little unfair though, isn't it? Patrick has already paid Agustin's rent for several months though, it's not like he has some sort of contractual obligation to live with Agustin forever. Agustin moved out last year to live with Frank in Oakland.
