It's not just royalties. Sometimes, you want to build in certain technologies so you create your own engine. Sometimes you can do that with other middleware, but trying to get middlewares to play nice is challenging... to say the least.

Comparing Samaritan to this is kind of unfair. Epic came out and said they weren't going to use a maxed PC (like they did with Samaritan). This is 1 GTX 680. The Samaritan demo was 3 GTX 580s. The general rule is to look at the pre-rendered stuff and think of that as the next generation of consoles. Very few developers take the time to churn out ultra realistic pre-renders (expensive) compared to what their engine can already do.

It's hard to compare the two, but after what Epic showed off (using it) I would have to imagine that development teams will be able to get more out of UE4s potential than SE will get out of Luminous (though, that is a guess, because I have no idea how good their internal tools are).

The lighting still looks like it makes everything look plastic-like to me. That's my complaint with current generation games. The lighting just gives off this weird look.
