It actually makes sense. When voters vote, they tend to vote in blocs by race. Southern primary voters tend to be black or minorities, so starting in the South (or at least giving them more primary weight) is literally starting at the heart of the party… at least that's the logic.

My theory: I think it's a lot of hindsight. Unbreakable was poorly marketed after M's success with Signs and Sixth Sense, so it was marketed as more of a thriller than a comic-book esque movie to it. Unfortunately, there's no twist to the movie, so audiences may not have liked it.
