You completely forgot about the largest issue - the Canadian dollar. That alone shoots down Vancouver as a viable option.

I don’t think of Vancouver as a baseball or a basketball town. But whether it is or whether it isn’t, let’s not forget one of the fundamental problems and that’s the lower Canadian dollar. No amount of hate-on for Toronto is going to make up for that disadvantage to other potential U.S. cities.
