I’m currently in the market for a new home in Thousand Oaks, CA and I’ve found some amazing places with beautiful neighborhoods and competitively priced homes... but they have HOA’s... those HOA dues have been pretty consistent at about $250-$400 a MONTH. If I live in the house for 10 years that’s $30k on the low side

Lets see...$5000 in property value.

My preference is a neighborhood without an HOA in a town with a robust code compliance department. No nutty HOA shenanigans, but the enforcement of local ordinances through code compliance keeps the David Tracys of the world in check.
