I don't think there is a bigger premium getting closer to the ocean. The ocean water isn't very pretty here, the water is not clear like it is at popular beach destinations elsewhere.

Depends on what side of the city you live in. If you live closer to the water it's actually nicer. Houston isn't exactly as close to the coastline as you think. :(
