I haven't delved into the details of the two modes as i pretty much just use sim, however it's basically the difference between Dirt 2 and Dirt Rally. You can still set your assists on/off in each mode though. Sorry if i haven't explained well enough. Basically, it can suit whichever kind of racer you're into.

I think it was and still is the best third person shooter, just personally.
