Buying this at any price would be a terrible decision.

How about trailers? How will AV systems deal with them? Seems like the simple answer if you can’t put things on the roof a trailer is the next best thing.  Haven’t seen anything about that either.

I have had a number of bad tenants (and the number that don’t pay rent and destroy the place then get miffed when they don’t get their damage deposit back is mind boggling).
