For tweens, Secondhand Lions is amazing. I still cry every damn time. 

My old house was over 100 year’s old and the plumbing was sketchy, but it had this grill over the water intake so rats couldn’t swim up the old pipes. Every plumbing incident cost double, but I peed at night secure in the knowledge that nothing could bite my ass.
