While I generally agree with you, there are still sub 4% fixed 20-year rates to be had in the US. 15-year rates aren't much better and neither tend to have prepayment penalties. In this case, the 30-year can be advantageous.

I need to find the interview where they explained about dumbing down the models. Shading and rendering techniques were state-of-the-art, but the models were originally more refined. I'll get back if I can find it.

the first movie was only good because of the CG, which looks terrible now.
We've never really seen a force ghost (that I'm aware of, and I'm only talking about the films and animated shows) be able to interact with the physical world on a tactile level.
I love Frei Otto, but it's important to include Jorg Schlaich in any discussion of these works. He was the structural engineer who made it possible. They were a dream team. I think that Schlaich is still working, too.
