As unpopular as this is sure to be, my opinion is completely opposite.

This is a fantastic idea, looks well enough executed, but this guy is definitely over a barrel. $12k is total CP territory. He should probably drop it down to 7k or so, and have is bride-to-be make it up with a couple Indecent Proposals. That or she can move into the Eagle with you, instead of a fancy house.
