Check the financial health of the HOA so you don't get hit with a special assessment once you move in. You can get any papers you need from the HOA. Also check the CC & R's they will tell you the rules of the association.

@phoenix: I agree. Many times we work for the sake of being busy. It is important to recognize what the essential parts of any project or task are and do those well while recognizing that some other parts can be completed to a lesser degree or eliminated all together and still achieve success.
