I just did as well. While I missed my value by a few ground, I refinanced down to a 20 yr loan. My pmi dropped from $175 to $30/month. That savings pretty much negated the increase in monthly payment and dropped 6.5 years off my mortgage. Will pay a little more for a year but will save close to $80k over 20 years.
