It’s easier to understand if you didn’t post the fractional version of the problem incorrectly. The only fraction should be 6/2 - that entire fraction is multiplied by (1+2) - to get what you wrote - the problem would need to read: 6/(2+(1+2))

You don’t need a study. Real world crash of 2008 showed that HOA houses lost value at the exact same rate as non-HOA houses. Evidence is - find any city with housing market adjustment and look at both pre and post bubble prices.
