I would make sure it’s stipulated that the area is zoned and that they have to build multi-family dwellings with a minimum height of 5 floors.  

Unless they’re planning some new design style that involves trees (and maybe bushes?) growing out of roofs, I’d say that these renderings are AI generated.

The land around the airbase doesn’t sense.

Oddly, none of the renderings show a fully loaded C-5 or C-17 passing overhead at a few hundred feet.  

Remembering that time 10 or so years ago with the “Bay Area tech elite” were just into sex parties.
