You’re making completely non-sensical comparisons. If as a society people should get housing paid from them, that shouldn’t be on Joe’s shoulders. That should be a bond, or printed money, keeping folks whole.
This isn’t even remotely close to losing money on a stock. This is on can’t sell (folks buy houses, almost never with deadbeat tenants), can’t stop paying property taxes, can’t stop paying mortgage, can’t stop paying utilities, and can’t stop maintaining a non-paying tenant hell with essentially no end in sight…
When you signed a lease that said you pay X as long as habitable housing is provided then getting evicted is a risk that the government suddenly decided to not enforce. That’s not a risk folks expect. If the government wants social welfare, they shouldn’t offload that responsibility to the landlords.
The odds of selling with non-paying tenants is slim unless it’s at a huge reduction to a large firm that can weather the trouble and then throw folks out. And odds are that the large firm isn’t going to be as nice as the mom and pops.
Government sanctioned stealing is against the 5th Amendment.
IDRIVEON, perhaps that’s why landlords own, is because they’re not going to sit by idelly while politicians buy votes in some of the lowest unemployment rates in decades on their backs with an ultimatum of “go ruin your credit while we watch tenants steal from you.”
Then ask the government to fund it, not steal assets to the point where small landlords can’t move into their own property because exploiters are bankrupting them.
