The past few house purchases I’ve been involved in resulted in the seller paying for home repairs. Seller paid for home repairs in 2008 when we bought our house. We paid for home repairs when we sold it later. The seller then paid for home repairs for our new house. According to my realtor, it’s the norm.

I don’t think this is foolproof... we tried to do a price match for a dyson vacuum at Home Depot using the Costco price. Home depot will usually price match and give an additional 10% discount. They wouldn’t do it for Costco though.
