That’s not feasible in places that the average home costs over $400k.

Not to be disrespectful, but if 2007-2009 taught us anything, its that being debt free insulates you against bad economies and that home ownership, while nice, can be a dagger in the back.

If you take a 30 year mortgage out and pay the same amount you would have paid on a 15 year mortgage you pay the house of in something like 17 years. And you can go back down to the 30 year payment if things get tough.

That’s not always realistic, though. While my wife and I can easily afford the mortgage payment on our house without a problem, saving up $25,000 for a 20% down payment would’ve taken forever, especially when we’re paying off student loans.
