The company was founded in New Orleans and moved to Birmingham after Katrina. But you’d know this if you read the article.

Simple answer; ask them what they want for it. If it’s what your’ll willing to pay then so be it. It doesn’t matter what it’s worth. You have no blame for paying someone what they ask, even if you know it’s extremely underpriced.
