True, but disbanding can be troublesome, since in many cases you need at least 2/3 to agree, though it varies. Honestly when you look at horror stories like this they seem to be mostly high end subdivisions for rich folks.
I’m in the south, Texas, and unless you are part of the old “townsite” almost every single subdivision has them, though there don’t seem to be many HOA Karens around me.
That doesn’t work here, almost every single established subdivision has restrictions and most in the last 40 years have an HOA though typically, locally at least, I have never heard horror stories like this.
The maybe it’s a Texas thing, I have worked on property all over the state and with the exception of old subdivisions almost everyone I have seen has some for of restrictions, and most in the last 4o or so years also have an HOA.
