Most people can't tell the difference. Fps stability is more important than max fps. Anything above 24 fps is good.

Technically you can't use the word "Engineer" unless you graduated with a engineering degree. Still doesn't stop everyone and their grandmother from using it (example, "Sanitation Engineer" = garbage man). My buddy calls himself an engineer and he's a construction worker.

Depends on where you live like you say. Where I live rent vs mortgage is on par. Maybe a mortgage is a little cheaper, but the housing prices are crazy and it's hard to get into the market. Once your in owning is the way to go (in my opinion).

There's something to be said for owning your own home. Even if it isn't the best financial decision. You shouldn't treat your home solely as an investment, you should get enjoyment out of it.
