I lived in Hoboken for three years and work downtown. Are you sure that the PATH is as great as you seem to believe? Last I checked it doesn't run downtown on the weekends, only runs from midtown after 11 (infrequently at that) and at $2.50 a pop isn't that great of a bargain.

Roast Beef, while good, doesn't necessarily have the same flavor as your pork-based deli meats. I'm not sure roast beef carries a sandwich on its own without, say, mustard or horseradish sauce.
