No, it doesn’t. Federal law allows for discrimination when you are renting a room in a home where you live.

Those are the facts.

According to federal law, you can flat out say you are discriminating against people for otherwise protected reasons. Some states, like CA, let you base your decision on whatever but can’t say it. But in most you can say it, you just can’t advertise it.

You can run an ad stating women or men only. Other than that, the advertisements are the only thing regulated. Your decisions can be based on whatever you want.

ETA: A lot of people also advertise for certain ages, though that seems to be technically illegal, it’s a common practice no one does anything about.

Legally, when renting out a room in a place you live, you actually do have more leeway to discriminate than you would if you were renting out an apartment to someone. The rules are not the same.
