An HOA is as good or bad as the people running it. I have no idea if you can legally force an HOA to enforce it’s own rules, but if you can I’m sure its not easy. Your best bet is to run or join whatever body makes up the HOA decision making tree, or find a way to pressure them. Unfortunately, you usually can’t

Yes, step one is what’s in your HOA contract. But HOA contracts are purposefully written to give the HOA broad powers that are difficult to argue against in court. That’s literally the point of the contract for an HOA, to make sure they can enforce seemingly any rule they want.

Sure, it gets down to specifics. But there is a ton of case law on HOA’s, and HOA contracts have been getting longer and longer for years, for this specific reason (consolidating their power to do stupid things). Your right, it’s all dependent on what’s in the contract, but people often give up way more power than

Yea, your version is how you respond to these things, because your step one is “determine what I’ve signed” and step two is “if I didn’t give them that power, refuse”. Those are reasonable things to demand. The OPs response was “create my own set of rules, and try to act like they are enforceable.”

Importantly is WHY they refused to hear the cases, and that is because they ruled that those bringing the suit had no standing to do so. Once someone is actually denied services, they will have standing for the suit, and the SC may hear the case.

I said Case Closed. GOOD DAY TO YOU SIR.

From the Facebook Post Is Legally Binding Lawschool. Saying it doesn’t make it enforceable. This HOA has a contract that people signed, and it probably has language that allows it to enforce stupid, asinine rules. You don’t have a contract that allows you to enforce (reasonable, sensible) rules.

He said “I hate to say it” - that makes him not racist. If he was racist, he would enjoy saying it. CASE CLOSED.

Can season 2 just be 400 scenes with black Justin Bieber? That shit killed me.

That link references other reports that I can’t seem to find. For example, there were reports at the time that the Pats WERE looking for the #12. I don’t think that they couldnt hammer out the details over some late rounders. Sure its possible, but nothing from the trade timeline says they were willing to. https://www.

.

Well, “now” is tough, at the time of trade, that niners pick was likely to be top 3. The only reason the Niners are doing better is BECAUSE of JG, and there was no way around that. Might be an even worse pick if he stated the whole season.

... in order to keep the greatest QB of all time on the roster who has a near fully guaranteed contract, he traded a guy who has started less than 5 games. It’s bird in the hand, 2 in the bush.

it wasn’t “assumed”, it was basic math. You’d have over $50m a year at the QB position. That’s completely untenable. You can’t have a competitive team with that kind of QB salary.

you hit the major difference on the head: Wolff had access. Wickersham doesn’t appear to be willing to even state how well placed his sources are, doesnt even refer to them as “high level”. All of his source statements come off as people in the building consuming rumors and restating them. It never feels like any of

This is how you criminalize homelessness. You purposefully ignore the bigger picture. Sure, open your own homeless shelter, just make sure its properly zoned, has sufficient lighting, heating, fire exits, sprinklers, insurance, space between cots, city housing permits, city inspection permits, a signed permission form

They wanted a #1, they didn’t get one. They assumed they could get a similar deal before the trade deadline (they got a high #2, which is what they had been offered before, they only lost out a #4 or #5 to go along with it). With that, they got half a season to determine if Brady has enough in the tank to groom

Yea. I know. That’s what I was looking forward to. Instead I got the Patriot equivalent of “did you know Kim has a big ass”.

I don’t know where you’re getting your info, but its mostly incorrect. They were offered a second rounder and a few late rounders in the offseason, and it was widely reported they wanted a #1 to trade him, and didn’t get it. They traded him at the last opportunity to get a non-compensatory pick in exchange. At the

I’m sorry, what? JG was either going to be traded or signed. There is no reason to hold him until the end of the year and get absolutely nothing for him when his contract is up.
