THIS x2. Depends on where you live - some states have really good incentives/programs - we got a MASSHousing Loan. We put down 3%, have no PMI and our interest rate is still in the 3s. (we had the cash for a 20% downpayment, but our loan officer advised us to keep that as an emergency fund, so find a good loan officer

Nope. Just a generic first time home buyers class. And you sound like the kind of buyer I wouldn’t want to deal with.

When I took our (mandated) first time home buyers class - it was mentioned that any reasonable seller would accept FHA loans, and those that don’t just don’t understand FHA loans, or are hiding something and probably not reliable sellers to be working with.

That said, here in MA - there are other mortgage incentives.

Part of my job is to take photos of apartments, and while the above is true for us as well, just to clarify that ‘photos taking with a DSLR” =/= “better photos”. I’ve seen some pretty terrible photos from a someone who owns a DSLR and doesn’t know how to use it, and some pretty fantastic photos from a generic point

If it's a ghost town, who is keeping those lawns immaculate?

(Full disclosure: I took my 2008 Cooper S to Mini of Austin for some warranty work and they gave me this 2015 Cooper S as a loaner. I had it for a few days and decided to review it. I've always had good experiences at Mini dealerships and they're no exception, so check them out for all your motoring needs.)

In my perfect world, you can poop, shower, and brush your teeth all at the same time...

I basically only do my pooping at work now. Saves me on toilet paper, and I get paid to do it. I might start showering here too.

I've been trying to refi with Sofi for a while. First two times I was denied, probably because of income to debt ratio. Most recent time I was denied because they don't have enough funds or something. I've paid off my car loan now and I've got a better income, so I'm going to keep trying because they seem to have

Thanks, I'll check them out!

I think that's only federal loan. Any private loans will need to be paid regardless..

Reading through the comments here is depressing. I hate reading that the 'average' student loan debt is around 30k. I'd cut off one of my legs to only have 30k in student loans. I have a lot more. My monthly payments would make some of you with $100/month payments shudder (hint: it's more than what I pay for rent).

If by one of them, you mean Delux Package. No shit it's $9k, because it includes everything. Good job cherry picking your examples, but you're still incorrect. Anyone can just add every option under the sun and say "see, it's expensive" like a big dumb idiot.

Just because you added all the batshit options doesn't mean most people do. I'd be willing to bet more people buy off the lot than use the configurator.

I bought a 2013 (new in 2012) Cooper S, with lots of options for 26k. You'd have to be pretty outrageous (and custom order your own) to push 40k

This is what mine used to look like:

I just compared my Mint score with CreditKarma. My CK score was higher.

Since my name is Elan, I pretty much have to buy this right?
