That doesn’t sound quite right. Are you sure it’s not “3% closing costs” as opposed to “3% of the closing costs”? You’re not paying “97% of the closing costs” after all; you’re paying the remainder of the closing costs not covered by the 3% of the selling price.

Actually, it’s possible, but it requires a specific type of loan: FHA 203K, aka Rehab Mortgage Loan (http://goo.gl/xD4OHi).

This only works for a type of personality: I schedule my grocery trips a half-hour or less, before the store closes. I don’t panic, but rather, it forces me to be tightly focused and organized on what I need to get, and limit the amount of time that I wander around looking at stuff.
