As awesome as that would be it might elevate the costs way too much, but a small autocross/go-kart track would probably be doable and not such a pain with maintenance and insurance.

Race track brings the cost way up, but I’m betting a go kart or small autocross track could be worked into the idea.

Pickup trucks not allowed - if they have leather seats

Anyone willing to live in the community has to be authorized by the current residents. That person has to provide their car ownership history as well as exhibit all of the current vehicles in their possession.

I was thinking a small go kart track as well, big enough for autocross, all depending on space.

Wow that’s amazing you actually had this all planned. It’s actually a business idea I’ve been toying with (sans the community, just shared workshop sort of like a club). There might already be one in the world, it would be awesome to know.

Hell this could be an awesome idea for a gated community, there are already golf course communities, communities with pools, tennis courts, etc... A community with a shared car shop with lifts, tools, and stuff would be an awesome place to live in.

You don’t need to be under the car for wheel swaps, so if it slips it’s not such a big deal, but if you’re putting as much as an arm under the car then you do need to go for the stands.

Depending on the car and surface ABS does many times impair the ability to threshold brake as it is.

ABS does exactly that. I think recalibration of the ABS (higher pulse rate maybe) could increase braking distances a bit but keep the wheels on the ground.

Yes, also altering the caster angle.

They could just adjust the ABS for less braking force, which is lazy but would do the trick.
