The top-end prices drive the low-end prices. As one increases, so does the other. More over, the low-end prices also become further and further endangered by the inflating market, becoming prime targets for gentrification, stripping out the low-end market to replace it with new high-end residences.
I agree with this. Price should be driven by local supply and demand. Not by investors who may live on the other side of the world who buy up every available property in cash and drive up the local market price beyond what local incomes can afford.
There has never been a shortage of housing. It has always been a shortage of AFFORDABLE housing — ie housing within the reach of the majority of US incomes. All the new housing isn’t for people who live here. It’s for wealthy students from China and Korea who come here to go to business school. All the new apartment developments are upscale and priced as though they’re in New York, not Indiana.
