I lived in an area with no HOA for 35 years and it was a well kept neighborhood. You just need neibhors with a bit of respect for their property. The sad part about that is they are becoming few and far between. That’s the real issue.

I do understand your point but I don’t need another adult telling me what to do with the house and property I purchased. I do live where there is a very limited HOA of sorts but it’s more in line with don’t let your place look like a shithole and other common sense things.
