I’d wait on it a few years and see how the emission system holds up. If it’s reliable, I’d buy some inline 6 goodness and even consider finally selling my old 6BT.
Eh, diesel guys(even coal rollers) typically brag about how great their fuel economy is. On the forums, they typically ask how they can break 20 mpg while still running a 35 inch tire.
Newer VW engines and stout do not belong in the same sentence. The rest of the platform? Sure. But not the engines.

Good choice. I do question if the AWD provides much of an advantage over the FWD. I’ve taken my MKV FWD Jetta off roading (mud trail up a mountain in NC) with a metal skid plate and didn’t have any issues(other than bottoming out a few times).
They do, but a used fixed Gen 1 TDI with the CBEA or CJAA doesn’t fit the reliable requirement. The Gen 3 TDI would be better, it’s rare in the wagon configuration since it was only available in 2015.

Look in the South East at places like Raleigh(anywhere in the triangle), Charlotte and Huntsville. It’s also worth noting that it isn’t as much about the down payment for PMI, it’s the loan amount vs appraised value. If someone spends too much on a house, a large down payment won’t necessarily kill PMI.
In a competitive market, I found that it’s not the down payment they want, it’s earnest money. That gives the seller confidence of knowing the buyer has real skin in the game.
