I contest the notion that an employer sponsored 401k is always the best option. My employer offers a very limited choice of investments that universally underperform. Even the 3% match isn't enough to make up for how badly these funds trail the market.

I sat through jury selection for a murder case that was featured on Americas Most Wanted. The pool was huge and the trial was expected to last 3-4 days, so potential jurors were doing everything they could to get out of serving.

You'd be surprised what the USDA classifies as rural. I live about an hour and twenty minutes from the Vegas airport, and 35 minutes from a regional commuter airport. Up until the last census when the local population crested above 18k, we were "rural".

We used the USDA Rural Development no money down program to purchase our first home a few years ago. We basically paid an extra 4% of the purchase price rolled into the total loan up front.
