I guess I can only speak for my home state, but I have never had a DOL refuse a title because of the signature as long as I had a signed bill of sale paper trail back to the title holder. YMMV.

Simple: make sure there is a PAPER TRAIL. SIGNED bill of sale from 1st party to middle party. SIGNED bill of sale from middle party to YOU, listing the middle party (curbside seller)‘s name, address, etc. Confirm this via their driver’s license. Get a photocopy if possible. They were SOLD the car via a bill of sale,

My family used to fix & flip cars to make ends meet, and we did this if we knew we could get the car done and out of our possession quickly.
