The big thing I have found key in the past for negotiating rent is that you have to walk away. Do so after someone has taken the time to give you a tour and given you a standard offer. At that point, they will feel like they have invested so much into you that it is cheaper to give you a deal than to start fresh with

I have found good t-shirts at some of those stores, but those are just t-shirts, so hard to screw that up too much. I do this too, but have found that when you take your shoes off in front of guests after letting them in, many of them tend to do the same without being asked. This doesn’t always happen, but it will drastically decrease the number of shoes on your floor.

I always try to touch only the very top of the door when possible. I know this isn’t perfect, but if I have to put my hand somewhere, I will put is somewhere only a portion of people can reach, and only a portion of them will use. (Most importantly, most kids are not included in that group)
