When we bought our most recent house I was really frustrated by the same thing. I ended up searching by lot size in the right areas could yield a lot with a decent garage/barn. Ultimately we found something in a more loosely  zoned area with a big enough lot to build a garage/pole barn on.

THIS - I had an ‘05 5MT XT and my knees and ankles hurt if I was driving in traffic from the foot contortions in order to gas/brake/clutch. The gas pedal is basically hiding behind a bend in the transmission tunnel, the end of your right foot has to be pointed at the passenger side wheel to make everything work.
