The other important thing for landlords is their cash on cash is much lower, so they can get decent yield because its a leveraged purchase. Over time your returns sometimes actually decrease if your repair costs outstrip rent inflation (though you get increasing equity due to amortization effects).

I work in commercial real estate (multifamily housing) and disagree with this sentiment. It really depends on the market, some markets are cheaper some are more expensive. One thing to consider is the per-unit cost that apartment owners pay, which are often far lower than what individual units would be priced at. For

Speaking of condescending. Spoken as a Vermont native.

As an irrational Warriors hater who has no reason whatsoever for hating them, this article encapsulates the hardest thing about hating them. You really can’t come up with a goddamn reason, so you just look like a blathering idiot trying to explain to perfectly reasonable people why you are so pissed every time you see

Perfect then we both win

It’s not a pissing contest and it doesn't waste your time. You just walk away if they don’t come to you price and shop elsewhere. If you think it's worth your time you will keep talking, simple as that. Don't want to waste either persons time if you can't give me the price I want.

Lol of course your a car salesman. Then yep I will come back again and again and again :)

Thanks. My point was just that you set parameters you won’t move from and you get them or you don’t. I may not have gotten the “best” deal that I could, but it was something I was comfortable with, and I got an offer significantly better than where the negotiations started.

Also the car was far from excellent condition. It had a busted bumper that needed to be replaced and a big dent in the side :)

Fine then come back later. You don’t have to buy each time. The key to negotiating is you know the price you will take and worst case scenario they don’t bite.

Not even close, key is you don't budge. Worst case scenario you don't buy the car.

The last time I bought a car I just came in knowing the following information:

I made this mistake of clicking this link from another Gawker site based on the click bait headline. I seriously think I lost 30 IQ points reading it. Gawker moderators take note that this was highly inane content.

Yep, can’t link between windows in difference instances in 2010. It is seriously the biggest Excel game changer, and its something they should have figured out like 15 years ago.

Plus the best reason to upgrade past 2010 is that starting in 2013 you can have workbooks open in TWO SEPARATE WINDOWS! Amazingly useful if you run two monitors, or really even if you don’t.

I just get the one $9.99 Office 365 Home, and it covers my home computer and my wife’s also. I think its like $6.99 for a single license. It also gets you 1TB of OneDrive space per user.

It’s not exactly cheap, especially given its something a company should pay for, but I think the investment is well worth my sanity.

As someone who grew up in New England, lives in Denver, and mostly roots for both teams, I don’t know how you can’t have Carolina #1. They are so fun and lovable I may even find myself rooting for them come SB time.

I actually pay for my own Office365 subscription and use it at work, rather than using 2010, like they offer.

I have historically disliked the Steelers, but I agree. So much so that I find myself cheering for them despite Big Ben, if it means AB is doing AB things.
